Four LEED Platinum condominiums by Tridel and Hines.
15 Merchants' Wharf is officially known as Aqualina at Bayside. It was the first condominium residence completed in the Bayside Toronto master-planned waterfront community, part of Waterfront Toronto's revitalization of the East Bayfront along the inner harbour.
Aqualina was developed by Tridel in partnership with Hines, the master developer of Bayside Toronto. The building was designed by the New York City architecture firm Arquitectonica, featuring a series of stacked, prism-shaped blocks that step down toward the lake so suites and balconies are oriented to capture waterfront and city views.
Both addresses belong to the same building. Aqualina at Bayside is made up of two connected wings at 15 and 55 Merchants' Wharf, which share one condominium corporation. The main lobby, concierge desk, and resident amenities are located at the 15 Merchants' Wharf entrance.
Aqualina is a 13-storey building with 362 suites. Layouts range from approximately 532 sq. ft. one-bedroom suites to larger two-bedroom plus den homes, with the premium Signature Collection Suites and Penthouses housed in the glass cube closest to the lake, beginning at the 7th floor terrace level.
Residents enjoy a 24-hour concierge, a rooftop infinity pool and sky lounge with lake views, a fully-equipped fitness centre with spin and yoga studios, a theatre room, billiards and games room, party room, business centre, rooftop BBQ areas, garden plots, guest suites, and visitor parking.
Yes. Aqualina was awarded LEED® Platinum Certification, the highest level available, and was the first high-rise residential condominium in Toronto to receive it. Sustainable features include solar panels for renewable energy generation and water-efficient plumbing fixtures. Today, all four Bayside condominium towers, Aqualina, Aquavista, Aquabella, and Aqualuna, have earned LEED Platinum status.
Monthly maintenance fees at 15 Merchants' Wharf generally cover heat, air conditioning, water, building insurance, and common element maintenance. Fees vary by suite size, so always confirm the exact amount on the individual listing or status certificate.
The location offers exceptional waterfront convenience. A Loblaws supermarket is about a four-minute walk away, and residents are steps from Sugar Beach, Sherbourne Common, the Martin Goodman Trail, and the waterfront promenade. The Distillery District, St. Lawrence Market, and Harbourfront Centre are all within easy walking distance.
Getting around is easy. A TTC bus stop at Dockside Drive and Queens Quay East is steps from the front door, with direct service to Union Station. For drivers, the Gardiner Expressway on-ramp at Lower Sherbourne Street is within about 250 metres, and the Don Valley Parkway is minutes away.
Yes, pets are permitted at Aqualina at Bayside, subject to the condominium corporation's rules. With Sugar Beach, Sherbourne Common, and the Martin Goodman Trail right outside, it's a great fit for dog owners. Tenants should note that individual landlords may set their own pet policies in the lease.
Long-term leasing is permitted at Aqualina, making it a popular choice for investors. Short-term rentals such as Airbnb are far more restricted. Under City of Toronto rules, short-term rentals are only allowed in a host's principal residence and must be registered with the City, and the condo corporation may apply its own restrictions. Owners should review the building's declaration and rules before listing.
