Maintenance fees generally cover building insurance and the upkeep of common elements and amenities. Suite utilities are generally billed separately, so budget for them on top of the monthly fee. Fees and inclusions vary by suite, so confirm on the individual listing or status certificate.
The location offers excellent waterfront convenience. Residents are close to Sugar Beach, Sherbourne Common and the waterfront trail, with a Loblaws supermarket within walking distance. The Distillery District and St. Lawrence Market are a short trip away.
A TTC stop at Dockside Drive and Queens Quay East is about a one-minute walk from the building, with connections toward Union Station and the Financial District.
Pets are generally permitted, subject to the condominium corporation's rules on number and size. Its location near the waterfront trail is a good fit for dog owners, but tenants should note that individual landlords may set their own pet policies in the lease.
Long-term leasing is permitted, making Aqualuna a popular choice for investors. Short-term rentals such as Airbnb are far more restricted: under City of Toronto rules they are only allowed in a host's principal residence and must be registered with the City, and the condo corporation may apply its own restrictions. Review the declaration and rules before listing.
